Sr. Site Acquisition Manager – Small Cell Deployments
Location: Remote, USA
Contract Length: 18-24 months

Our Wireless Services client is looking for a Sr. Site Acquisition Manager based in the South East area but can work remotely for the duration of the project. The ideal candidate will have a strong background in Wireless Site Acquisition with a heavy emphasis on small cell deployments. The right individual will have experience from propagation and RF design to acceptance of NTP. The candidate should be comfortable dealing with landlord lease negotiations, zoning and permitting and also have a strong leadership and managerial background.
 
Qualifications/Requirements:
  • Bachelor’s Degree in Business or related field or equivalent work experience
  • At least 4+ years of wireless industry and some real-estate experience working with major operators
  • Real Estate license or paralegal/legal background preferred but not required
  • Experience managing a minimum of 400+ sites through completion
  • Experience reading and interpreting contracts, agreements, leases, title documentation, surveys, plat maps, topography maps, etc.
  • Knowledge of zoning ordinances and municipal processes
  • Ability to diagnose work flow problems, critical paths and institute remedies
  • Experience writing coherent routine reports and effective business letters including responses to owner lease comments and justifications for zoning applications
  • Experience managing multiple projects/tasks simultaneously
  • Excellent communication skills (interpersonal, oral, and written)
  • Advanced knowledge and use of Microsoft suite programs (Word, Excel, Project, access and Power Point)
  • Good Leadership skills required to train and transfer knowledge to lesser experienced resources
 
Responsibilities:
  • Responsible for overseeing all aspects of Site Acquisition from site identification and qualification through the completion of zoning approvals
  • Ensure the appropriateness of the site for deployment, review construction drawings and installation documents against customer requirements
  • Evaluate engineering requirements and coordinate A&E services
  • Obtain all necessary permitting/zoning approvals from national and local agencies
  • Work with landowners and attorneys to finalize and draft lease documents
  • Coordinate and prepare submittal documents for regulatory approval
  • Manage all work required to complete and acquire NTP (including site access, design modification negotiation and approvals)
  • Review Real Estate documents to ensure compliance when an application is received
  • Negotiate the leasing and/or purchasing of sites as required
  • Attend municipal, county and other jurisdictional hearings/meetings and present verbal arguments to support the projects
  • Provide ongoing tracking metrics and status reports to management and customers
  • Assist with formulating budgets and required financial information for projects
  • Maintain project schedules, process leases, zoning applications, permit requests and related payments
  • Ensure proper records are maintained of all Site Acquisition documentation and related data
  • May be required to guide other Site Acquisition Specialists with said duties
